Management Services

The following property management services are included with standard leasing & management fees, unless noted otherwise:

New Owner Setup

  • Conduct visual review of property & neighborhood
  • Research comparable properties
  • Recommend market rent and included services
  • Draft property management agreement and addendums
  • Establish trust accounting and collect setup fee/reserves

Preparing Property for Rent

  • Conduct walk through inspection of property
  • Provide list of recommended repairs & improvements
  • Coordinate contractors & service providers
  • Install combination lockbox for property manager access

Marketing Property

    • Take interior & exterior pictures of property
    • Create full color brochures
    • Install yard sign with brochure box
    • Post property on Craig’s List
    • Post property on Valley Vista Inc websites with syndications to:
      • Xsites Network by a la mode, CityCribs Real Estate Marketplace,, Google Base Beta,, Oodle, Trulia Real Estate Search, Vast, and Yahoo! Classifieds
    • Mail postcards (optional)Screening Prospective Tenants
    • Schedule & conduct property showings
    • Provide feedback on asking rent and property condition/location
    • Process rental applications
    • Run consumer credit checks & unlawful detainer/eviction searches
    • Verify rental/mortgage history, employment, income and assets (as necessary)

Leasing Property

    • Negotiate rental/lease terms
    • Draft & execute rental/lease agreement and addendum(s)
    • Collect security deposit and retain in broker trust account
    • Document & photograph move in walk through with new tenant
    • Facilitate changeover of utilities & services

Turning Property Over

    • Document & photograph move out walk through with departing tenant
    • Reconcile & refund security deposit
    • Coordinate cleaning & repairs
    • Market property for rent (see above)

Ongoing Management

      • Collect rent from tenant
      • Coordinate maintenance & repairs
      • Coordinate and pay service providers
      • Reconcile owner disbursements and mail check/statement monthly
      • Respond to owner questions, comments and concerns
      • Respond to tenant questions, comments and concerns (service issues)
      • Conduct periodic drive-by inspections
      • Mail or email quarterly newsletter to owners & tenants
      • Refer tenant accounts to collection if necessary
      • Coordinate unlawful detainer action (eviction) if necessary

Annual Review

      • Prepare comprehensive P&L statement
      • Issue IRS form 1099-MISC to primary owner
